Executive Chef Ross Burtwell specializes in preparing the freshest seafood, Angus beef, wild game and ranch fare at The Cotton Gin 

The Hill Top Cafe is famous for its Cajun and Greek specialties, fresh gulf seafood.  Johnny Nicholas is the priopirator, a former member of the Asleep At the Wheel band, he now plays the piano and harmonica and will sing a few to keep the evening lively.

The Navajo Grill is over 10-years old and is a Hill Country standard.  Great wine list and they have recently added a covered patio with a full bar that is really nice.  Not on the menu, but one of my favorites, instead of getting the vegetable of the day, ask if you can have the FLASH FRIED SPINACH, tell them I said to try it!

Enjoy the delicious culinary creations Chad Fry and Patti Vander Lyn at Rose Hill  Chad has trained in various kitchens for 14 years, and Patti is the breakfast chef and one of the owners.  This is located just south of Stonewall, a fabulous view overlooking the Pedernales River Valley.

Troisi's Italian Restaurant

Located north of town and just across the road from Enchanted Rock, this will be a unique dining experience.  Be sure to go to the second floor patio for some outstanding views of the Rock.  Charles Troisi has created a small village here that is loaded with surprises, I'll leave it at that because you would not believe me anyway!!!  Becky Troisi is the chef. You will leave well fed.

August E's- For a memorable dining experience August E's www.august-es.com is the perfect destination. For four years August E's has delighted guests with their "Nouveau Texas Cuisine". The restaurant previously, located on Highway 290, six miles from the heart of Fredericksburg, August E's has relocated to their new central location, one block south of Main, between Lincoln and Llano streets at 203 East San Antonio Street.

For a relaxing place to enjoy a glass of fine wine, I recommend House Wine, www.intohousewine.com located at 327 E. Main. Great selection of wines, by the glass or bottle and they have some great home furnishings as well.

Another of my favorite watering holes is Lincoln Street Wine Bar located at the corner of S. Lincoln and E. San Antonio.  Wonderful patio with arbor, live music on weekends and light snacks to go with your favorite glass of wine.  Check them out,

Golf courses

Boot Ranch  A promising new course that I have had the privelege of playing recently, and in my opinion, the big city courses don't have a thing on this one.  Designed and owned by Hal Sutton, this is a private course and part of amenities the ranch features.  Homesites and club membership are available, we can help arrange a tour of the ranch, just let us know and we'll make the appointment.


Lady Bird Johnson Golf Course is a par72, 6,432-yard championship18 hole golf course with practice facilities.

Pricing a house is one of the most important parts of the marketing process. You want to get as much for the property as you can, but if you set the price too high, you can turn away qualified buyers. Your real estate agent can tell you the selling price of homes comparable to yours. Pricing strategy depends on market conditions, and it is different in a buyers' market than it is in a sellers' market.

If your home is overpriced, the marketplace will reflect that to you. When a property fails to sell in a reasonable period of time, you and your real estate agent should have a frank discussion to determine whether too high a price tag is the reason. Your real estate agent will also be getting feedback from other agents who have shown your home.

Remember that price is only one factor. Consider ways you can make the property more attractive to show by handling needed repairs, improving curb appeal or making cosmetic improvements. Improve the condition of your home and you will improve its chances of selling.
