Why Buyers Choose Dennis Kusenberger

Fredericksburgs best property search website(click here)

My business transactions are straightforward - common sense is the foundation, not fancy promotions or unrealistic promises. While other agents may offer gimmicks and money back guarantees, I am certain that my clients are knowledgeable enough to realize that there is no substitution for not finding the best property within your price range and in your desired area. There are no magic wands to conjure the perfect home and no compensation can make up for the disappointment, time and money wasted in not finding the right home and even worse, if it is snapped right out from under you by another buyer in the market.
Your home is probably the biggest purchase your family will ever make, and it involves many decisions that go beyond simply choosing one you like.

Equally critical, in my opinion, is to make sure my clients have considered the unforeseen before submitting a firm offer. Will this home still be a good investment should their circumstances change?  Have they a “business plan”?

As a top Fredericksburg area real estate agent, here is how I will guide you through the entire process, from viewing homes and financing, to making sure the final contract is in your best interest:

- You will have full access to ALL homes available on the Fredericksburg market, even listings not yet on the MLS, through my professional Texas real estate affiliations.

- My expert local knowledge of the Fredericksburg area should be invaluable to you, not just in terms of real estate, but also schools, neighborhoods, the local economy, and more.

- Every local real estate market absolutely has its own trends and opportunities. This can vary greatly, even one neighborhood to the next. Fredericksburg is no different! It's my job to steer you into opportunities and out of traps.

- What is the true market value of the home you are interested in? Is it priced too high? Is it a bargain that you should jump on? I help home buyers make decisions like this every day, and I'll make sure that YOU get the best value for your money.

- Negotiating with sellers can be stressful. I will help you negotiate, so that the final contract includes your best possible terms and conditions.

- You should know absolutely everything about the property you are buying! You and I will view every home that you are interested in, together. And prior to closing I will make you fully aware of any and all inspections available to you.

- Have confidence when signing documents. Contracts are full of complicated terms and clauses that can greatly affect your future life in your new home. Having filled out hundreds of these forms in the past, I will give you the full benefit of my real estate knowledge and experience.

Let me represent your best interests in your search for a new home in the Fredericksburg area. While you can see a million homes on the web, actually buying your home is another matter entirely.

Dennis

Real Estate Tips
First Time Buyers >Your Principal Residence

The Federal Tax Code allows married taxpayers to exclude from capital gains taxes up to $500,000 in profits from selling a home (singles can exclude $250,000). In order to qualify for this exemption, you must prove that that the home has been your principal residence for at least two out of the last five years. The establishment of the home as a principal residence depends on the facts of each homeowner's circumstance. Here are two cases to consider.

Homeowner A has lived at 25 Pine Drive for 12 years. Although he stays at his vacation cottage in another town for up to three months out of each year (sometimes more), 25 Pine Drive is his principal residence, where he lives most of the time. When he sells the home, Homeowner A (filing as a single individual) can keep up to $250,000 in tax-free profit.

Homeowner B buys 108 Maple Street, intending to live there. He rents it out while waiting to sell his current home, where he has lived for six years. His principal residence sells at the end of two years. Homeowner B moves into his new house, lives there for three months, and then decides to travel. After a six-month trip, he regrets buying 108 Maple Street and sells it. Even though he has owned the house on Maple Street for over two years, it won't qualify as "owner-occupied", because he only lived in it for a few months. Thus Homeowner B is not eligible to claim the tax exemption when he sells the house on Maple Street.

Consult your tax advisor for advice about your particular circumstance.
